Buying an apartment or townhouse can make home maintenance simpler, but it can also come with a cost that is easy to overlook: body corporate levies. These regular payments cover shared expenses such as building insurance, common areas, cleaning, maintenance, and long-term upkeep.

The amount you pay is not necessarily fixed forever. A body corporate may increase its regular levies when operating costs rise, or when the building needs more work than expected. Insurance premiums, repairs, and maintenance can all affect the amount owners are asked to contribute.

There is another bill worth knowing about: a special levy. This is an additional contribution requested when the body corporate needs to pay for an expense that cannot be covered by its existing funds. For homeowners on a fixed income, an unexpected levy can be particularly awkward. Even if your usual body corporate payment fits comfortably into your monthly expenses, a much larger one-off contribution may require money from savings or another source.

That makes it worth paying attention to body corporate communications, even when they look like routine meeting notices. Annual reports, budgets, and meeting minutes can reveal planned maintenance, rising costs, or proposed projects before they turn into a larger financial commitment.

If you are considering buying an apartment or townhouse, ask to see the body corporate records before making a decision. Look beyond the current levy and find out whether major maintenance is planned, whether there have been recent special levies, and how much money is held in the relevant funds.

The goal is not to avoid body corporate properties. It is simply to understand that the purchase price is only one part of the financial picture. Knowing how the building is funded can make an otherwise manageable home cost much easier to plan for.
